Woodstock, Vickery
Hedgewood Properties is achieving strong sales with two traditional neighborhood developments (TNDs) in the Atlanta region, the company reports. Vickery, a 600-unit new town with 117,000 square feet of commercial in South Forsyth County, is two years ahead of its projected sales pace with 165 units and a total of $85 million in sales. Units range from $200,000 to more than $1 million. Downtown Woodstock, a 336-unit infill development with 110,000 square feet of commercial at the center of the town of Woodstock, is also ahead of schedule with 63 sales totaling $22 million. Woodstock prices range from $190,000 to $700,000, Rob Kremer, a company spokesperson, told New Urban News.
In Vickery, Hedgewood transplanted 44 mature trees 6-15 inches in diameter — the 8-inch diameter trees were about 30 feet tall, Kremer says — at a total estimated cost of $14,000. It would have cost $139,000 to plant the same size new trees, he says. As a consequence, Vickery looks more mature than it is (construction began in 2001). Vickery includes a 50,000 sq. ft. YMCA and the Medallion Performing Arts Center that provides education, support, and performance opportunities for artists. Vickery was designed in charrette by DPZ, and Tunnell Spangler Walsh modified the plan. Lew Oliver is the town architect. Oliver and Tunnell Spangler Walsh were involved in the design of Woodstock, according to Hedgewood.
