Baldwin Park, a new urban redevelopment of a former naval training center in Orlando, has a town center that is far behind schedule, according to the Orlando Business Journal. Tenants signed on to the project soon after Unicorp National Developers purchased it from the Balwin Park Development Co. in 2002, the article states, explaining “it was promised that by early 2004, shop owners would begin moving in. Now — a year later — the town center is 80 percent leased but not one store is open.” At the heart of the delay, the article states, is Unicorp’s inexperience with mixed-use projects.
David Pace, managing director of Baldwin Park Development Co., blamed “delays and confusion” related to Unicorp’s first stab at residential over retail.
The problems are being worked out, as the first tenant, a bike shop, opened for business in January. The rest of the town center, including 230,000 sq. ft. of commercial, is expected to open in the next few months. Publix supermarket will anchor the town center, in the middle of a 3,300-home TND. u
