New Urban Builders reports that the first 20 acres of the planned 48-acre Doe Mill Neighborhood, in Chico, CA, are now completed or under construction, with nearly one-third of the houses presently occupied. Homes range in size from 1,000, to 1,800 square feet. A popular choice is the optional 535 sq.ft. carriage house located above the garage. The accessory unit can be used as a home office or guest room, or as a studio apartment renting for $550-600 per month — more than enough income to meet the $45,000 unit’s mortgage. Energy efficiency is emphasized, including passive solar features like increased window area, low-emissivity windows, and low overhangs which minimize summer sunlight exposure and maximize winter exposure. High-efficiency furnaces, water heaters, dishwashers and airconditioners — with ductwork located within air conditioned spaces — enable the builders to advertise a 50 percent improvement over California’s Title 24 energy standards.
