Town Commons in Howell, Michigan, a relatively new traditional neighborhood development (TND), is getting a strong flow of customers through its town center shops and residential sales/leasing center. The tiny 15,000 sq. ft. retail center, anchored by a market/deli and a pizza shop, benefits from 15,000 cars per day going by on state Route 59. The placement of the town center enabled it to be built simultaneously with the first residential units, according to Geoff Greeneisen, of developer Terra Land Group. Tenants are paying $16/square foot, about $2 above the market rate. An average of a hundred potential buyers visit the sales/leasing center each week, several times the usual traffic for a project this size (61 acres), he notes. A variety of housing types is available for sale and lease, ranging from apartments above retail to single homes. Close to one hundred units are sold, rented, or built.
