Grosvenor Village in North Bethesda, Maryland, is the first transit-oriented development to go into construction on land formerly owned by the Washington Metropolitan Area Transit Authority (WMATA). Developer Potomac Investment Properties teamed with design firm Torti Gallas & Partners/CHK and won a public competition for the property in 1994, but the project was slowed down by difficulties with completing the sale of the property, says Michael Gewirz of Potomac. Located 200 feet from the Grosvenor Metrorail station, the project will include 860 housing units and 8,600 square feet of retail on 26 acres. Nine acres are preserved as woodlands and open space. Under construction in the first phase are 60 condominiums in stacked flats, and subsequent phases will add 500 units in four- or five-story buildings and 300 units in a highrise. Grosvenor village has enjoyed strong support from public officials and residents throughout the extensive public process, Gewirz says.
