The Stapleton development in Denver has a Workforce Housing Program designed to ensure that at least 10 percent of the for-sale homes will be relatively affordable. A total of 800 condominiums, townhomes, and duplexes will be built under this program, available to households with a maximum annual income of $36,050 to $51,650, depending on family size. The first homes are scheduled to be for sale in the spring of 2002, priced from the high $90,000s to $175,000, according to the developer. The nearly 3,000-acre redevelopment of the old Stapleton Airport is connected to city streets on two sides, is laid out in a modified grid, and is billed as the nation’s largest urban infill project. A public/private partnership between developer Forest City and the public Stapleton Development Corporation, the project was founded with a number of social goals, one of which is affordability. In related news, Stapleton announced that a 58,000 sq.ft. King Soopers will anchor the project’s first neighborhood retail center. The pedestrian-friendly town center will include retail shops below rental homes leading to a town green.
