The Canada Lands Company (CLC), the primary developer of government land in Canada, is moving toward making new urban principles the standard in its projects. CLC is a Crown corporation, i.e., the government is the only shareholder, which allows the company to wait for long-term returns on investment. CLC acquires military bases, abandoned airports, and other surplus government land.
The new model for the corporation’s development plans is Garrison Woods, the first stage of redevelopment of the former Canadian Forces Base, a 1,000-acre property near downtown Calgary, Alberta. Nearing completion, the 175-acre project is fully connected to adjacent residential neighborhoods and planned on a modified grid that discourages automobile through traffic. In addition to multifamily housing, new brownstone townhouses, and single-family homes, Garrison Woods includes refurbished military housing. The site will have approximately 2,000 dwellings at buildout.
