A 10,000 sq. ft., two-story mixed-use building has replaced an abandoned gas station at the gateway to historic Beaufort, South Carolina. Offices and retail stores face the street, while five loft apartments occupy the second floor of the building, designed by Allison Ramsey Architects of Beaufort.
The site is located in a transition zone between automobile-oriented businesses on the primary arterial approaching Beaufort, and pedestrian-oriented buildings in the town center. Although county zoning guidelines called for large setbacks and parking in front, the designers worked with the city’s Board of Architectural Review to move the building up close to the street.
