The path has been cleared for Atlantic

The path has been cleared for Atlantic Station (formerly Atlantic Steel), the $2 billion mixed-use, brownfield project in Midtown Atlanta. Demolition of the old steel mill and remediation of the site is close to complete, and with the final regulatory approvals expected by the end of 2000, horizontal infrastructure construction is slated to begin early next year. The master developer is Atlantic Station LLC, a joint venture of Jacoby Development Inc., CRB Realty, and AIG Global Real Estate Investment Corporation. According to Charles Brown of CRB, the first phase of the project could open in late 2002 or early 2003. Post Properties was originally the sole residential developer, but will now share that task with other companies, Brown says. Mills Corp. of Alexandria, Virginia, is set to develop the retail and entertainment component, and negotiations are underway with several office developers. The latest plan for Atlantic Station shows the project falling into three sections. The District will include retail, entertainment, offices, and residences in mid- to high-rise buildings. The Commons is a residential area with apartments, townhouses, and condominiums in mid-rise buildings. The Tech Village will include loft apartments, office space, as well as neighborhood retail, including a supermarket. The developer will operate a shuttle bus service through the project to the nearby Arts Center transit station.
