The Urban Land Institute (ULI) recently gave its annual Award for Excellence in the Mixed-Use Small Scale category to East Pointe, an eight-block development in Milwaukee. The jury characterized East Pointe as a model for joint public and private urban development and praised the project for holding together a declining neighborhood by preserving the street grid and filling in a site previously earmarked for the extension of a freeway.
East Pointe currently has 450 apartment units and a thriving retail center that includes a supermarket and neighborhood service stores. “The sales per square foot are the highest in the city, and 30 percent of shoppers walk to the center,” says Barry Mandel, president of the Mandel Group, East Pointe’s developer. Mandel adds that the project has been a catalyst for other new development and redevelopment in the area, where real estate values have risen steadily.
