The firm’s developer kits include two categories of portfolios: One features 10 floor plans and three interchangeable elevations for small homes ranging from 1,100 to 2,600 square feet, the other has eight floor plans and elevations for medium homes in the 1,850 to 2,850 square foot range. Architect Eric Moser, who leads the firm with developer Robert Turner, says CDS produced the portfolios to address the need for affordable, smaller homes in TNDs. Architectural firms spend much time and money developing good master plans, but developers often have difficulty finding builders who can implement the plans effectively and affordably, Moser says. “High-powered architecture is too expensive and elaborate for many developers.” The portfolios are designed not only to give builders specific guidelines, but also as marketing tools for the developer. Floor plans that have been updated to fit late 20th century lifestyles are an important part of CDS’s portfolios. “Our goal is to breathe new life into a traditional envelope,” Moser says. The plans are modeled on homes in Newpoint and Habersham, two South Carolina TNDs on which Moser and Turner have collaborated.
