Park DuValle, one of the US Department of Housing and Urban Development’s largest Hope VI projects, is turning out to be a hit with buyers. The 1,200-unit redevelopment of a public housing project in Louisville, Kentucky, is designed by Urban Design Associates (UDA). The project is creating a balanced mix of public housing, subsidized for-sale units, and market rate housing — along with parks and a mixed-use town center — on the west side of Louisville.
Forty-six lots were sold in a month, a remarkable rate for a part of town that has seen little new development in many years, according to Charles Cash, assistant director of the Louisville Development Authority. “Doctors, bankers and folks on public assistance are all living in the same neighborhood,” he explains. A pattern book governs the exterior appearance of houses, and is based on traditional Louisville styles. The pattern book is recorded with the deed of each lot, offering a “level of certainty” to the neighborhood, which has given buyers confidence, Cash says.
