Civano, a 1,145-acre traditional neighborhood development (TND) in Tuscon, Arizona, opened its first 15 homes on April 16, 1999, clustered around the first neighborhood center. The developer, Community of Civano LLC, will have offices and subsidize a cafe in the neighborhood center. More retail is planned within 18 months. The first phase features an additional 185 homes. After buildout, the project will include 2,700 homes, a million square feet of commercial, office, and industrial space, live-work buildings, a large town center, and several smaller neighborhood centers. One third of the acreage will remain open space. Home prices in the first neighborhood range from $90,000 to $200,000. Civano is the first TND to combine sustainable development practices with the New Urbanism. The project meets strict water and energy efficiency standards. Homes contain high-efficiency insulation, water and solid waste systems, and feature traditional design details. The master plan, by Elizabeth Moule and Stefanos Polyzoides, Duany Plater-Zyberk & Company, and Wayne Moody, features an interconnected network of streets designed to encourage pedestrian activity.
