Abacoa, the 6,000-unit traditional neighborhood development (TND) in Jupiter, Florida, is now under full-scale development. The Montreal Expos and St. Louis Cardinals played their first spring training season in a stadium in the town center, while Florida Atlantic University broke ground in February on a campus across from the baseball park.
By mid-March, about 80 homes were sold in first residential phase prior to the opening of model homes. Townhomes start in the low $120,000s, and single family detached units range from the low $200,000s to the low $300,000s. All 4,100 home lots in the project are under contract to be developed by DiVosta Homes of Palm Beach Gardens, Florida.
Meanwhile, one of the three original development partners, de Guardiola Development Ventures, sold its interests to the other two — the MacArthur Foundation and Cypress Realty. De Guardiola did so prior to negotiating a purchase and sale agreement to develop the commercial and multifamily components of Abacoa, a deal that was closed in March. The master plan of Abacoa was designed in 1995 by Calthorpe Associates, Duany Plater-Zyberk & Company, and Elizabeth Moule and Stefanos Polyzoides.
