From the ashes of Cinderella City

The Denver area’s first mall redevelopment is already well underway in the City of Englewood. Cinderella City, once one of the region’s premier malls, has been torn down to give way to CityCenter Englewood, a transit-oriented, walkable, mixed-use development. The master plan by David Owen Tryba Architects (Calthorpe Associates collaborated on early incarnations of the plan) connects the 55-acre site to a Regional Transit District (RTD) light rail station and bus hub with an elegant pedestrian bridge. The gateway bridge leads to an oval plaza lined with two- and three-story buildings containing retail, restaurants, offices, and apartments. A Foley’s department store — the only mall building left standing — now houses a library, city courts, and a museum. Construction is nearing completion on 438 rental units, and CityCenter will eventually include 330,000 square feet of retail, 150,000 square feet of offices, and 50,000 square feet of restaurant space. The city’s Englewood Environmental Foundation is the master developer; Trammel Crow is developing the residential units, while Miller Weingarten Realty is responsible for the retail. The estimated cost of CityCenter is $140 million. u
