Claymont — an unincorporated village on the Philadelphia Pike in New Castle County, Delaware — has suffered physically from sprawl since the 1960s in the form of too many fast-food franchises, gas stations, and other strip commercial uses with parking in front. A vision to restore a walkable, human-scale village center was created by Thomas Comitta Associates of West Chester, Pennsylvania. The plan envisions buildings placed up to the sidewalk along a section of the busy Pike. A main street would branch off of the Pike, as would a village green a block away. The plan calls for traffic calming, and the construction of retail and civic uses. One version of the plan includes multifamily housing. The plan has political support, including that of US Sen. Joe Biden, who attended grade school at a private academy that borders the site.
