Continuum Lakewood Development Company (CLDC) has announced details of the first phase of Belmar, a $500 million public/private project that will transform a 104-acre former mall site into a traditional mixed-use downtown for the suburban Denver community of Lakewood, Colorado. Phase one, scheduled to open in May 2004, will include 650,000 square feet of retail space, 180,000 square feet of office space, 251 residential units, two parking garages, and a public plaza. The project will be anchored by a major retailer, a grocery store and a Century Theatres 16-screen cinema. CLDC says 70 percent of the first-phase retail space has been leased by tenants that include Aeropostale, Chicos, Gordon Jewelers, KB Toys, Pier 1 Imports and 30 others. Eight restaurant leases have also been signed. At buildout, Belmar will encompass 1.2 million square feet of retail, 800,000 square feet of offices, 1,300 residences, 9,000 parking spaces and a hotel.
