Cranberry Township, near Pittsburgh, approves TND

Cranberry Township, near Pittsburgh, Pennsylvania, approved a traditional neighborhood development (TND) ordinance drawn up by Thomas Comitta Associates of West Chester, Pennsylvania. The Cranberry code allows for three types of TND with gross densities of 5.5 units per acre, 10-15 units per acre, and 15-20 units per acre. In the latter two categories, the higher density limits are enabled through bonus provisions. TND is allowed as an overlay subject to a conditional use permit. The ordinance has extensive graphics illustrating streetscapes, building placement, civic spaces, landscape elements, and more. Precedents cited in the graphics include Summerset at Frick Park and SouthSide Works, both new urban projects in Pittsburgh, as well as historic urbanism.
