Highland Garden Village, a 27-acre TND in Denver, Colorado, has commitments from buyers for almost half the lots scheduled for phase one construction this spring without any significant marketing efforts or built models, according to developer Perry Affordable Housing Development Corporation. Reservations have been taken for 19 of the 47 single family homes and townhouses, and 18 of the 32 units of cohousing scheduled for phase two.
Part of the sales interest may be generated by the historic nature of the site. The TND is located at the former Elitch Gardens amusement park and contains the 100-year-old Elitch Theater and gardens, which will be restored to become the centerpiece of the project. It also is the first new
urbanist development to include a cohousing community. After build-out, the TND will contain 202 single family homes, townhouses, and
multifamily units, a 63-unit senior
living facility, and 90,000 sq. ft. of
commercial space.
