Once a small city unto itself — with its own phone system, water works, general store and infirmary — the 41.5-acre site in Columbus, Ohio, upon which the Jeffrey Mining Company once stood is now being transformed into Jeffrey Place. Wedged between the Old Italian Village neighborhood and I-670, the $200 million development will feature 850 residential units, 90,000 square feet of office space, 45,000 square feet of retail space, a school, parks and a 150-room hotel. Phase one construction begins this April, following the removal of 25,000 tons of concrete. Neighborhood inhabitants got intimately involved with the planning process for this extension of the thriving historical district by taking part in a charrette. More than 300 people, three architecture firms and twelve design professionals developed the Jeffrey Place master plan. Additionally, Concorde Capital came up with inventive new ways to finance the project, including the creation of two tax-increment districts and a tax abatement authority.
