Pine Hall Development Corporation received general plan for TND

After three years of work, Pine Hall Development Corporation received general plan approval for a 150-acre traditional neighborhood development called Pine Hall in Ferguson Township, near State College, Pennsylvania. The project will begin approvals for specific implementation plans. There will be seven phases over 10 to 15 years, says Thomas Comitta, whose firm designed the plan. The heart of the project is a two-block main street with a central plaza featuring buildings with first-floor retail and apartments above, in addition to office and other buildings. The overall project involves: 697 dwelling units (with 314 singles, 141 townhomes, 21 live-work units, 87 apartments, and 134 condos); 44 acres of open space (about 30 percent of the tract); and 296,000 square feet of commercial development on 23 acres. The tract is one of two in the township zoned for what is called Traditional Town Development. The other, adjoining, tract may be submitted for development in 2011, according to Comitta, who is based in West Chester, Pennsylvania.
