Tim Hernandez, who led Pulte Homes’ failed effort to build the TND Salamanca in West Kendall, Florida, has formed his own company, New Urban Communities, based in Delray Beach. The firm will focus on developing smaller infill projects in downtowns and older suburbs, Hernandez says. With partner Kevin Rickard, a custom home builder, Hernandez already has several projects underway. Courtyards of Delray will include 32 two-story townhomes on a 1.06-acre site formerly occupied by a drive-through bank. This downtown infill project broke ground in late April. The townhomes range from 1,670 to 2,137 square feet and will sell for $230,000 to $260,000. The conceptual architecture and site plan are by Correa Valle Valle (CVV). Less upscale is Lyman Village in the Town of Lantana, also designed by CVV. Located in an older neighborhood, the 4-acre site will contain 16 single-family homes with rear-entry garages and 43 two-story townhomes in rowhouse and courtyard configurations with parking on the interior of the block. The 1,280 square-foot townhomes will cost about $95,000, and the 1,360 square-foot detached homes will sell for around $125,000. New Urban Communities will also develop 140 townhouses in the Abacoa Town Center. The site plan is by Cotleur-Hearing Architects and the three-story townhouses will be very similar in style and size to those in Courtyards of Delray.
