Traditional Neighborhood Development Partners of Durham, North Carolina, founded by new urbanist Robert Chapman, has four projects in planning and entitlement. Two of the projects are associated with university campuses, an area that Chapman has specialized in. The Village at Hendrix, a 120-acre project associated with Hendrix College in Conway, Arkansas, is in the approval process while first phase engineering proceeds. This “academic village” designed by Duany Plater-Zyberk & Company includes 120 single houses, 85 live-work units and townhouses, 200 apartments, and 200,000 square feet of commercial space including a hotel. TND Partners is in discussions with Kite Realty Group Trust, a real estate investment trust, to develop a 21-acre project in South Bend, Indiana, adjacent to the University of Notre Dame.

The university acquired the land for development. The current program includes 150 single and 100 multifamily units plus office, retail, and a hotel, Adam Dickinson, managing partner of TND Partners, told New Urban News. A charrette is planned with Tony Sease of Civitech, Milton Grenfell, and Marianne Cusato to refine plans for the project. The firm is also seeking site plan approval and securing financing for Strawberry Hill, a project adjacent to historic Edenton, North Carolina. Rezoning has been approved for the project that includes 85 townhouses and live-work units, 350 single houses, and neighborhood-scale commercial. Grenfell, Cusato, and Sease did the urban design on this project. The firm recently proposed Hickory Landing, a 22-acre mixed-use village in Calabash, North Carolina. This project includes about seven blocks of residential units, mostly served by alleys, and a small mixed-use center. The initial urban design was by Sease.
