Update on New Daleville
Starting prices at New Daleville have slipped a few thousand dollars further — to $269,990 — in the seven months since Last Harvest was written. “Instead of selling five houses a month, which I had hoped, they’re selling 2 a month,” Joe Duckworth told New Urban News in mid-May. The sluggish regional real estate market caused NV Homes to pull out. “It’s only Ryan now,” said Duckworth, adding, “They’ve brought in a little smaller house.” Ryan’s products range from 1,944 sq. ft. to a 2,900 sq. ft. model priced at $351,990. Thirty-five of the development’s projected 125 houses have been sold. That still makes New Daleville “the fastest-selling project in southern Chester County,” Duckworth pointed out. Most competing developments in the county “are selling only 1 to 1.5 houses a month,” he noted. Arcadia has also sold five lots in New Daleville to a small builder who has not yet started construction. The project’s finances, he said, are “still significantly positive.”
