Wisconsin model ordinance at a glance

• Purpose: to allow the optional development and redevelopment of land consistent with TND principles • The ordinance is a guide and is not intended to be adopted as is. • Asks communities to analyze local, historic development patterns to provide context for specific standards. • Asks municipalities to streamline their existing process to encourage developers to use the TND ordinance. • Provides general standards for allowed building types in residential areas and mixed-use centers, and recommends that large outdoor recreation areas be located at the periphery of neighborhoods. • Suggests baseline numbers for dwelling units per acre: in residential areas 5 to 8 single-family units/net acre and 15 to 40 multifamily units/net acre; in mixed-use areas, the same, plus up to an additional 10 percent.The baseline for accessory dwelling units is 10 percent of total single-family homes. • Recommends blocks 200-400 deep and 400-800 feet long. • Recommends no minimum setbacks in mixed-use areas. • The hierarchy of streets includes collectors (two or three 12 ft. travel lanes), subcollectors (two 10 ft. lanes), local streets (two 10 ft. lanes or one 14 ft.lane), and alleys (two 8 ft. lanes or one 12 ft lane). • Encourages shared parking and has a base parking ratio of 1 space/500 square feet. • Architectural standards must be responsive to community context. The ordinance sets guidelines for building heights (in stories) and for entries and facades.
